house update

we had the inspections (pest and structural) yesterday. everything came back pretty good except the structural guy found a missing support under the floor. someone removed it when the ductwork was installed. I'm not too concerned about it, the only snag is if this would effect teh appraised value and not allow them to do their 100% financing then were screwed. I was going to crawl under there and fix it myself last night, but I was too tired. the buyer seems to be a pretty handy guy so he may just prefer the cash (500 to go towards improvements) and I'm happy writing the check and being done with it. I'd give him 5 crisp 100's if it meant closing the deal without a hitch. Jen is siding on lets just wait and see but i'm pretty anxious to get this done. turns out they own an aluminum trailer in the north poorer) section of town, and have it payed off at 70k or something. we learned this through our realtor when she overheard them talking during the inspections. the house would be a major upgrade for them. We wern't present for the structural. and got home at the end of the pest. the pest inspector was interested in the rental, so we gave him the address and hope to hear back from his t his afternoon if he's
interested, so that was a lucky coincidence.

500 to be done is a small price to pay. their financial situation is interesting. at least they have 70k behind them.

stupid buyers! i don't like people who make an offer on a house and THEN decide they don't want to pay that much. they used the inspection as an escape... my bet is that we'll spend less on fixing the stuff in the inspection than the $500, but i could be wrong.

that's lame. they can issues a disapproval of inspection, and it's on you to fix things. but they really should not just bail. that's dumb. don't make an offer unless you want the house!

we got a follow up on the pest inspection. I fixed EVERYTHING and we have a clean and clear pest inspection. the inspector asked if I fixed the leaking drain under the house. I explained that the faxed pictures didn't come through (totally black) and I was unable to find a drain that leaked.

he said it was the front tub. when we crawled under he pointed to the drain. I explained to him that was the master shower. he made me go turn it on. I crawled back under and he was pissed that it no long leaked (i didn't fix it cause I couldn't find anything wrong). to comfort him i explained I'd go through and caulk everything.

on the way beside the house he found some more wood / earth contact touching the house. thats bad for termites and would normally get written up, but since he missed it in the first inspection he couldn't very well write me up for it. I could see in his face he was pissed but he didn't say anything.

I was able to tighten the hose bibs (thats where the garden hose hooks up) with a wrench. it took about 5 min. I got em tight enough so they temporarily wouldn't leak. they both passed, so that was nice. both faucets were kind of loose so I secured to the house with 3" screws. that worked nicely (thanks for the dewalt jen, that things awesome)

while I was under the house I pounded in a new support. that went pretty quick (13.75" long) I cut 3 beams that were of very close lenghts from 4x4" oak and then picked the one that fit best, pounded it in and secured it.

i'm glad the pest inspection is out of the way, and we'll do great on teh structural. now if we'd just have some more interested buyers. the market is kind of soft. i'm kind of hoping our listing in MLS will expire and we can rent it out for 3 years and then try to sell.

oh yeah.. one more thing. I had to rerun the drain to the airconditioner. it was drained to under the house which results in standing water. so of course the dude wrote me up. I got (i kid you not) $4 of parts at home depot; two sections of 1/2 pvc pipe and 3 fittings and ran the drain down the back of the garage wall, punched a hole through the siding with a hole saw, and terminated on the outside of the house. the inspector liked it and said I did a good job. I had some help from a friend staying with us. some of you may remember him. kahleb (sp?) from wwc. a fellow EE.

you only say you want to rent the house because you have shuffled off every duty of the rental onto me. except some minor tree trimming, that is. so now i handle putting the ad in the paper, showing the place, money, letters, contacting renters, paying mortgage... ya no work for you =).
